The project consists of an eighteen storey, 256 room student accommodation tower building on an existing play within the tight confounds of surrounding active highways.

This site is located within the Brecon beacon National Park. The School being developed as park of the Welsh Governments 21st Century Schools and Education programme.

Below the towering eighteen storey’s, the development features a deep basement required to support the adjacent highways. Whilst the ground and first floor are dedicated retails and supporting facilities.

The foundations consist of reinforced concrete bore piles supporting pile caps supporting a basement raft flat slab whilst the perimeter retaining wall is formed of a sheet piled wall.

Shear Design led a crucial value engineering exercise to deliver the previous full height reinforced concrete frame into a hybrid steel frame with a reinforced concrete cores. Composite floor beam construction was utilised to ensure shallow beams were used and the clear floor heights were not compromised.

The surrounding Superstructure is constructed from hot rolled steelwork frame tied to the concrete core.

The crane was tied to the concrete core to limit deflection and control collapse radius with consideration for Network Rail land in close proximity.

Due to the nature of the tall tower, Shear Design have used the latest analytical methods to develop a model to demonstrate the lateral stability of the structure under a range of environmental conditions.

During the entire process, Shear Design Ltd have worked closely with the remaining parties of the design team to ensure the structure provided is collaborative and flexible in its design.
