The project consists of a seven storey steel framed structure within a site bounded by a SSS1 river and substantial highway structures in the form of George Street Bridge and the Usk Road dual carriageway.
The foundations consist of reinforced concrete bore piles supporting pile caps and reinforced ring beams with ground floor flat slab.
A flood consequence assessment dictated the ground floor level of the building and an attenuated underground surface water drainage solution was designed to account for the tidal lock constraint for discharge into the river.
The scheme also entails the design of an adopted access road to the Local Authority’s technical approval.
The project required an intensively proactive approach to discharge of pre-start planning conditions to achieve the build programme for completion by August 2008 and maintain budget. This involved challenging planning conditions restricting the use of piling techniques adjacent to the SSSI river during specific months as they were deemed to affect migrating fish.
Engineering technical solutions together with vibration monitoring within the river were presented to the Local Authority and Environment Agency to demonstrate the suitability of the piling systems to enable construction to commence.
The site also required the remediation of contaminated land from its previous industrial use.
