Apartments and Retail Units, North Road, Cardiff
The site was a former fuel station which had been decommissioned and remediated by the vendor. Prior to purchase, Shear Design were commissioned to carry out the due diligence with respect to the site’s remediation and to provide recommendations for the civil engineering and environmental aspects required in order to develop the site.
The civil and structural design consisted of a driven sheet piled retaining wall adjacent the main road to form the basement beneath the building. The foundation solution comprised reinforced concrete piles with reinforced concrete ground beams and pile caps supporting a structural steel podium structure to underside of first floor. The suspended ground and first floors comprise of reinforced insitu concrete on metal decking supported by composite designed steelwork beams.
The first floor is designed as a transfer structure to support the loading for the two storey timber frame structure for the apartments.
The adopted access road adjacent the site required remodelling of a signalled junction under a Section 278 Agreement.
Separate drainage systems for surface water and foul water connect to adjacent public sewers with provision of internal petrol inceptor.
