The construction of 47 number residential units, comprising 1 bedroom apartments, 2 bedroom coach houses and houses, 3 and 4 bedroom townhouses along with 4 and 5 bedroom executive detached homes.

The site is situated on the side of a steep sided mountain which involved an extensive cut and fill exercise to be undertaken using a 3D computer software package to determine site wide levels.

Civil’s design included external retaining walls adjacent to the highway, gardens and houses with the foundation solution to the houses consisting of traditional trench fill foundations to part of the site and specialist vibro treated ground to the filled areas of the site supporting lightly reinforced strip foundations and suspended ground slabs.

The adopted access roads are designed and approved under a Section 38 Agreement with Merthyr Tydfil County Borough Council and the foul and surface water drainage system being adopted under a Section 104 Agreement with Welsh Water. A surface water attenuation system has been designed and is provided in the form of a Carlow precast concrete underground tank located within separate areas under the courtyards due to the excessive gradient across the site. The surface water discharges through a hydrobrake chamber before discharge eventually to an adopted sewer.
